Atlantic County, New Jersey
Atlantic County runs from the barrier-island condos of Ventnor and Margate through the year-round neighborhoods of Pleasantville and Egg Harbor Township and out to the farmland around Buena and Weymouth. Shore properties often carry flood-insurance and elevation questions that slow a retail sale down; we price those in rather than walking away.
All or part of Hammonton, Egg Harbor City, Galloway, and Hamilton Township sit inside the Pinelands National Reserve. Additions, septic replacements, and lot splits there go through Pinelands Commission standards on top of local permits, so a rural parcel with an unfinished project or a failed system can be hard to sell to a buyer who needs a mortgage.
Since March 2024, New Jersey sellers must disclose whether a property is in a FEMA flood zone and whether it has had flood damage, flood insurance claims, or federal disaster aid. On Brigantine, Absecon Island, and the bayfront in Somers Point, that disclosure can change how a retail buyer and their lender look at a house.
Atlantic City has a large stock of older rowhomes and two- and three-family houses, many owned by landlords who no longer live nearby. On the mainland, Stockton University in Galloway and the FAA Technical Center and Air National Guard wing at the airport in Egg Harbor Township keep the rental market busy, so inherited houses here are often already tenant-occupied.
