Hunterdon County, New Jersey
Hunterdon is rural and largely made up of older farmhouses, converted barns, and homes on acreage in Delaware, Kingwood, Alexandria, and Holland. Well and septic condition drives most deals here, and a failed septic is the single most common reason a Hunterdon listing collapses.
Northern Hunterdon, including Lebanon, Tewksbury, Califon, and Bethlehem, is in the Highlands region, and a large amount of land across the county is preserved farmland. Those rules limit what a buyer can build or subdivide, which matters when an heir is putting a price on acreage.
Frenchtown, Milford, Stockton, and Lambertville sit on the Delaware and flooded repeatedly in 2004, 2005, and 2006. Older homes there are often historic, tightly sited, and inside flood zones, which narrows the pool of buyers.
New Jersey requires a private well to be tested before closing, and in parts of Hunterdon those tests regularly find naturally occurring arsenic. Radon is also common in this part of the state. Treatment systems are usually manageable, but each one becomes a negotiating point with a retail buyer.
