Avalon, Cape May County
Avalon covers the northern part of Seven Mile Island. Stone Harbor is its neighbor to the south, and Sea Isle City sits across Townsends Inlet. Avalon Boulevard (County Route 601) crosses the marsh to the Garden State Parkway and Route 9, and Ocean Drive runs the length of the island. The borough split from Middle Township in 1892. It had about 1,240 year-round residents in 2020 but roughly 5,400 housing units in 2010, so most homes are second homes and summer rentals.
The borough's own flood-hazard guidance says Avalon is most exposed to tidal flooding from nor'easters, hurricanes, and tropical storms, and that heavy rain can flood streets if pump stations fail. The 1962 Ash Wednesday storm left much of the island underwater for days. Elevation certificates, flood-zone rules, and insurance quotes all come up when an Avalon home is sold. We buy the house as it is and handle those questions ourselves.
Townsends Inlet has reshaped Avalon's north end. The street grid now starts at 7th Street after a hurricane took several streets, and the beaches from 8th to 12th Streets have needed a jetty extension, an artificial reef, and costly replenishment. Owners near the inlet often get questions about erosion and beach protection. We make an offer without waiting for the next sand project.
Avalon has far more houses than year-round households, and summer can bring the population to about 45,000. Many owners live off the island, and some houses pass to heirs. Handling repairs, contractors, and showings from a distance is hard. We can buy a vacant or seasonal Avalon home without you making repeated trips to the shore.

Questions from Avalon sellers
Yes. We buy Avalon homes as-is, including homes that need repairs or have not been elevated, and we don't require you to fix anything before closing. If you have an elevation certificate we'll look at it, but it isn't a condition of our offer.
No. You can take what you want and leave the rest. We buy the house with its contents and take care of the clean-out after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Cape May County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
