Beachwood, Ocean County
Beachwood is a borough of about 11,000 people in central Ocean County, bordered by Berkeley Township, Pine Beach, and South Toms River, near the south shore of the Toms River. It began in 1914 when the publishers of the New-York Tribune bought land in Berkeley Township and sold small summer-colony lots, and it became its own borough in 1917. Today it is mostly year-round single-family homes, with the Garden State Parkway passing through.
Beachwood's original lots measured 20 by 100 feet and sold for $19.60 with a six-month Tribune subscription. Many homes stand on parcels drawn from that early subdivision, and older homes can come with dated systems and long ownership histories that need careful title work, especially in estates. We buy Beachwood homes as-is and work with your attorney on the paperwork.
The 2020 census put Beachwood's homeowner vacancy rate at 0.6 percent, so houses in good condition tend to sell. Houses that need roofs, heating systems, or major cleanouts are a different story, because financed buyers often can't close on them. We make cash offers on houses that need work and handle the condition ourselves.
The NJ Pinelands Commission includes Beachwood Borough on its list of Pinelands municipalities, and the borough sits in the Toms River watershed. Buyers who plan additions or new construction sometimes have to check which land-use rules apply to a lot. We buy the property in its current form, so you don't need to sort that out before selling.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
