Belleville, Essex County
Belleville is a township of about 3.4 square miles on the west bank of the Passaic River. It borders Newark, Bloomfield, and Nutley in Essex County, Lyndhurst and North Arlington across the river in Bergen County, and Kearny in Hudson County. Route 7, Route 21, and County Route 506 run through town, and the Silver Lake station connects to Newark Light Rail. About 38,000 people live in roughly 14,000 housing units, including most of the Silver Lake neighborhood it shares with Bloomfield.
In 1994 Congress recognized Belleville as the birthplace of the Industrial Revolution in the United States, and an 1877 history described the township as full of manufactories. Homes that sit near former industrial land can draw extra questions from a buyer's lender or inspector. We buy as-is and handle our own review, so those questions do not hold up your closing.
The Passaic River runs along Belleville's eastern edge, and the Second River forms much of the border with Newark as it passes through Branch Brook Park. A house in a low spot near either river may have a history of basement water that a retail buyer's inspector will flag. We buy without inspection contingencies and price the house as it stands.
Belleville was split from Bloomfield in 1839, and the Reformed Dutch Church of Second River traces its first building to 1697. Many houses here have stayed in the same family for decades. When one passes through an estate, heirs often face a full clean-out and years of deferred repairs before a listing. We buy inherited houses with the contents left inside.

Questions from Belleville sellers
Yes. Silver Lake straddles the Belleville–Bloomfield line, and we buy homes on either side of it for cash and in as-is condition.
Not with us. We look at the property, factor in any water history, and make a cash offer without asking you to make repairs or buy new flood coverage first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Essex County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
