Berlin Township, Camden County
Berlin Township is a 3.4-square-mile township of about 5,900 people, bordered by Berlin Borough, Lindenwold, Voorhees, and Waterford in Camden County and Evesham in Burlington County. Route 73 is its main highway, with County Routes 534 and 561 also passing through. The township was formed in 1910 from Waterford Township and gave up land in 1927 to create Berlin Borough. It includes West Berlin, Crow Foot, and Reed Crossing, and it sits within the Pinelands National Reserve.
Since 1995, every Berlin Township address has used the West Berlin ZIP code, 08091; before that, some homes were served by the Atco and Berlin post offices. Older records and deeds can show different mailing names for the same property, and the township is a separate municipality from Berlin Borough. We sort out which records apply as part of our title work.
Berlin Township is one of 56 municipalities in the Pinelands National Reserve, and part of it lies in the state-designated Pinelands Area. Lots there are subject to Pinelands land-use standards on top of township zoning, which can limit additions or clearing. We buy township homes as they stand, without asking you to pursue approvals first.
Berlin Township's population rose about 9.5 percent between 2010 and 2020, to roughly 5,900, and Route 73 carries much of its traffic since the old Berlin Circle was removed. Newer competition can make an older or dated house harder to sell retail. We make cash offers on dated township homes without requiring updates.

Questions from Berlin Township sellers
Most likely. Since 1995 all Berlin Township residents have used the 08091 West Berlin ZIP, but check your tax bill to confirm the municipality, and we buy in both Berlin Township and Berlin Borough.
They mainly affect new building and land clearing, not the sale of an existing home. We buy as-is for cash, so you do not need to apply for anything before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
