Branchville, Sussex County
Branchville is a small borough in northern Sussex County that is completely surrounded by Frankford Township, making it one of New Jersey's "doughnut" towns. U.S. Route 206 and County Route 519 run through it, and the borough takes its name from its spot on a branch of the Paulins Kill. Settlers from Connecticut laid out lots in the 1820s, and the 1869 arrival of the Sussex Railroad brought a wave of new houses. About 800 people lived here in 2020.
When the Sussex Railroad reached Branchville in 1869, about 40 new homes went up within two years, and the borough incorporated in 1898. Houses from that era and earlier can come with old wiring, aging foundations, and lead paint that slow a conventional sale or stall a lender. We buy older Branchville homes in the condition they are in.
Culver's Lake Creek and Dry Brook drain the borough, and Dry Creek begins at the Branchville Reservoir. Low-lying lots near these streams can draw flood-zone questions from lenders and insurers. A cash sale to us has no lender, so a flood determination or insurance quote doesn't hold up the closing.
Selective Insurance has been headquartered in Branchville since 1926, and the Frankford Township School also sits in the borough. The 2010 census counted only about 386 homes here, so a house that needs work may have few truly comparable recent sales for an appraiser to use. We price from the house itself and pay cash.

Questions from Branchville sellers
No. Branchville has been its own borough since 1898, even though Frankford Township surrounds it on all sides. They keep separate tax records, and we buy houses in both.
Yes. We buy as-is for cash, so you don't need to fix the roof, foundation, or systems before selling.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Sussex County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
