Buena, Atlantic County
Buena is a borough of about 4,500 people at the western edge of Atlantic County, bordered by Buena Vista Township, Vineland, and Franklin Township. U.S. Route 40 runs through the middle of town together with County Route 557, and Route 54 follows the eastern border toward the Atlantic City Expressway. The borough takes in the communities of Landisville and Minotola, each with its own 19th-century post office, and part of it lies in the state-designated Pinelands Area.
Buena was carved out of Buena Vista Township in 1948, so the borough and the township are separate towns with their own offices and permits. Sellers sometimes mix them up because of the shared name. We confirm which municipality your property is in and buy it either way, as-is and for cash.
Landisville, where developer Charles K. Landis had a hand, is home to the St. Padre Pio Shrine built in 2002. Minotola's post office dates to 1897. If your house there has aging roofs, wiring, or plumbing, we buy it without inspection-driven repair demands.
Part of Buena falls within the state-designated Pinelands Area, one of 56 South Jersey towns in the Pinelands National Reserve. Lots inside that line can face extra rules for new building and septic work. We buy houses inside and outside the Pinelands portion with no contingencies tied to those approvals.

Questions from Buena sellers
Both are part of Buena Borough. We buy houses in either section and handle the closing with the borough's offices.
They mostly matter for new construction and septic work on lots inside the Pinelands Area. Since we buy as-is, you don't need to resolve any of that before selling to us.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
