Byram, Sussex County
Byram Township, nicknamed the "Township of Lakes," covers nearly 23 square miles in southern Sussex County, bordering Andover Township, Green, Sparta, Hopatcong, Stanhope, Mount Olive, and Allamuchy. U.S. Route 206 splits the township, and I-80 clips its southern tip without an exit. Neighborhoods include Cranberry Lake, Forest Lakes, Lake Lackawanna, East and West Brookwood, and part of Lake Mohawk, with roughly two dozen lakes and ponds in all.
Cranberry Lake was created in 1830 as a reservoir for the Morris Canal, and Waterloo Village grew up beside the canal. Byram dates to 1798 and once included the land that became Sparta, Hopatcong, and Stanhope. Older lake-area houses can come with dated systems and shoreline issues that buyers' inspectors flag. We buy them as they stand.
Much of Byram is organized around water: Forest Lakes, Lake Lackawanna, Tomahawk Lake, Cranberry Lake, and the Byram side of Lake Mohawk, which is shared with Sparta. Lake neighborhoods can involve association rules, dues, or access rights that a buyer and title company need to sort out. We handle those details as part of a cash purchase.
The Lackawanna Cut-Off ran through Byram from 1911 until it was abandoned in 1980, and work toward restoring NJ Transit passenger service has included the Roseville Tunnel. The Sussex Branch Trail follows another old rail bed through town. If you need to sell before any new service arrives, we can close on your timeline for cash.

Questions from Byram sellers
Yes. We buy in Cranberry Lake, Forest Lakes, Lake Lackawanna, the Lake Mohawk area, and the rest of Byram, as-is and for cash.
Both. The Lake Mohawk community is split between Byram and Sparta Township, so the municipality on your tax bill matters. We buy on either side and confirm it from the deed.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Sussex County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
