Cape May Point, Cape May County
Cape May Point is a small borough at the very tip of the Cape May Peninsula, between Delaware Bay and the Atlantic. It borders only Lower Township, which holds the Cape May Lighthouse and Cape May Point State Park next door. Known first as Stites Beach and then Seagrove, it was incorporated in 1878. The borough had about 305 year-round residents in 2020, but its summer population can reach 4,500. Most houses stand on 50-by-100-foot lots, and zoning keeps them modest in size.
Most Cape May Point homes are on 50-by-100-foot lots, and zoning keeps most houses under about 2,100 square feet. A buyer who hopes to tear down and build something much larger runs into those limits, and that can narrow the buyer pool for a dated cottage. We buy the house as it stands and don't need a building plan to make an offer.
After the 1991 Halloween storm breached the dunes, the Army Corps of Engineers and the state built a mile-long, 18-foot dune and restored the South Cape May Meadows, finishing in 2007. The dune held during Sandy, and average flood claims in the borough dropped sharply. The ground is still flat and flood-prone, though. We buy without making flood insurance a condition.
The borough had about 619 housing units in 2010, roughly twice its year-round population, so many homes are summer places that stay in one family for decades. When a cottage passes to several heirs, agreeing on repairs and showings can be slow. We can buy the house as-is with its contents and work with every owner on the deed.

Questions from Cape May Point sellers
It doesn't change our offer process. We buy small and dated cottages as they are, so you don't need to renovate or stage the house first.
Yes. We can schedule the closing for whenever suits you, and in most cases the paperwork can be signed where you live, so you don't have to travel to the Point.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
