Chester Township, Morris County
Chester Township is a rural township of about 7,700 residents in western Morris County, bordered by Mendham Township, Randolph, Roxbury, Mount Olive, and Washington Township, with Bedminster, Peapack-Gladstone, and Tewksbury to the south and southwest. It surrounds Chester Borough. Route 206 and County Routes 510 and 513 are the main roads, and Hacklebarney State Park sits along the Black River. Homes are mostly detached single-family houses on large lots.
Outside Chester Borough, the township relies on individual private wells and septic systems, and utility extensions into the rural area are restricted. Buyers' lenders and inspectors often want well-water tests and septic inspections, and a failed system can stall a sale. We buy township homes with the well and septic as they are.
The whole township lies in the New Jersey Highlands, and about 86 percent of its land is in the more tightly restricted Highlands Preservation Area. Those rules can limit additions, new septic fields, and subdivisions. We buy homes as they stand, so you don't need to sort out what a future owner may build.
About 42 percent of the township, roughly 12 square miles, is permanently protected from development through farmland preservation and parkland such as Hacklebarney State Park and the Black River Wildlife Management Area. That limits how much land buyers can add or subdivide. If you own a rural property that needs work or an estate clean-out, we buy it as-is.

Questions from Chester Township sellers
Not to sell to us. We buy Chester Township homes as-is for cash, including houses with older wells and septic systems, and we handle any inspections ourselves.
It can narrow the buyer pool because it limits expansion and new development. We buy homes in the Preservation Area as they are today.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
