Clinton Town, Hunterdon County
The Town of Clinton sits on the South Branch of the Raritan River near where Interstate 78, Route 22, and Route 31 meet, and it is bordered by Clinton Township, Franklin, and Union. The town covers under 1.5 square miles, with two historic mills facing each other across the river at its center, including the Red Mill. It had 2,773 residents and about 1,160 housing units in the 2020 census, and it serves as a bedroom community for commuters.
Much of the town falls within the Clinton Historic District, listed on the National Register in 1995 with 270 contributing buildings. When an inspector flags older wiring, plumbing, or heating, a retail sale can stall over repair credits. We buy in the condition the house is in today, so there is nothing to negotiate after an inspection.
The South Branch runs through the middle of town past the Red Mill, which began processing wool in 1810 and later handled grain, plaster, talc, and graphite. Properties close to the river can draw flood-zone questions from lenders and insurers. A cash sale to us involves no lender at all.
Clinton was incorporated in 1865 from parts of Clinton, Franklin, and Union townships and became fully independent in 1895. With I-78 Exits 15 and 17 at its edges, it remains a commuter town. If you own a rental here, we can buy it with tenants in place and handle the transition after closing.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
