Dover, Morris County
Dover is a town of about 18,500 residents on the Rockaway River in western Morris County, bordered by Mine Hill, Randolph, Rockaway Township, Victory Gardens, and Wharton. Route 46, Route 15, and County Route 513 serve the town, with I-80 reached through neighboring towns. Downtown centers on Blackwell Street, and other areas include North Dover, South Dover, and Salem Village.
Dover began with an iron forge in the 1720s and later served as a port on the Morris Canal; the old boat basin is now JFK Memorial Commons Park. The town was incorporated in 1869 and became fully independent of Randolph in 1896. Houses from that long history can carry dated systems and records gaps. We buy them as-is.
Dover station, listed on the National Register of Historic Places, serves both NJ Transit's Morristown Line and Montclair-Boonton Line. Access helps demand, but a house that needs repairs still has to clear a buyer's lender and inspector. A cash sale removes the financing contingency.
The 2020 census counted about 5,970 homes in Dover with a homeowner vacancy rate under 1 percent and a rental vacancy rate around 2 percent. If you own a house with tenants in place, we can buy it with the lease and occupancy as they are, and you don't have to empty it first.

Questions from Dover sellers

Yes. We buy Dover homes as-is, including older houses near Blackwell Street that need repairs or a clean-out.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
