Edgewater Park, Burlington County
Edgewater Park Township sits on the Delaware River across from Bensalem and Bristol Township, Pennsylvania, and takes its name from that riverfront. It borders Beverly, Delanco, Burlington Township, and Willingboro. The township was formed in 1924 from part of what was then Beverly Township. About 8,900 people live on just under three square miles of land. Route 130 runs along its southeastern edge, County Route 543 runs near the river, and the Beverly/Edgewater Park River Line station serves both towns.
Heavy rain in August 2024 led to the evacuation of 15 Edgewater Park homes in the Silver Park West area and along Forrestal Drive. Homes that took on water may have damaged drywall, flooring, or mechanicals. We buy homes with storm damage and do not require repairs or a finished insurance claim before closing.
Edgewater Park shares the Beverly/Edgewater Park station with its neighbor, and the 409 and 419 buses run toward Trenton, Philadelphia, and Camden. That access draws commuters and renters. If your house has a tenant, we can buy it with the lease in place.
When Edgewater Park split off in 1924, it took land that had belonged to Beverly Township, which became Delanco two years later. Long-held family properties can have older surveys or deeds that reflect earlier boundaries. We review the title as part of our purchase.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
