Elmer, Salem County
Elmer is a borough of less than one square mile on U.S. Route 40, set between Pittsgrove Township and Upper Pittsgrove Township. It was created from parts of those two townships in 1893 and named for Lucius Elmer, a former judge who, as a congressman, helped the community get its post office. About 1,350 people live here, in roughly 580 housing units at the 2010 census. The borough's slogan is "The Small Town with the Big Welcome."
Elmer was formed by referendum in January 1893 from pieces of Pittsgrove and Upper Pittsgrove, so it has its own borough government even though the countryside around it belongs to the townships. After the Elmer School District dissolved in 2017, students attend Pittsgrove Township schools. A sale here runs through Elmer's own municipal offices, and we handle those closing details.
The David V. Smith House in Elmer has been on the National Register of Historic Places since 1976. Older houses in a small-town center can need roof, wiring, or plumbing updates before a financed buyer's lender will approve the loan. We buy houses without those repairs, so you can sell without hiring contractors first.
Elmer had fewer than 600 housing units at the 2010 census. In a market that small, an inherited house or one needing repairs may wait a long time for the right retail buyer. We make a cash offer and let you choose the closing date, whether you need to move quickly or settle an estate first.

Questions from Elmer sellers
Elmer is its own borough with its own government, separate from the two townships around it, even though the Elmer 08318 ZIP code also covers parts of both. We buy houses in all three and confirm the correct municipality for the deed and tax records.
Yes. We buy houses in Elmer in their current condition, including contents, so the family does not need to clean out or repair the house before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Salem County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
