Elmwood Park, Bergen County
Elmwood Park is a borough of about 21,400 people on the east bank of the Passaic River, across from Paterson and Clifton, and bordered by Fair Lawn, Saddle Brook, and Garfield. It broke away from Saddle River Township in 1916 as East Paterson and took the name Elmwood Park in 1973. Interstate 80, the Garden State Parkway, Route 46, and Route 4 all serve the borough. Sections include Cherry Hill, Dundee Lake, Passaic Junction, and Rosemont, and there are about 7,950 housing units.
When the Passaic River crested at more than twice its flood level in one major storm, Daily Voice listed Elmwood Park among the towns dealing with widespread flooding. Homes on low streets near the river can carry flood-insurance costs and water-damage history that complicate a financed sale. We buy them as-is for cash.
Until January 1, 1973, the borough was called East Paterson. Older deeds, surveys, permits, and estate papers may use that name. That isn't a problem, but it is something the title search has to follow. We order title, work through the old records, and cover the closing costs.
Elmwood Park sits where Route 46, Interstate 80, and the Garden State Parkway meet, and the Marcal paper plant, a local landmark, resumed production in 2020 after a 2019 fire. Homes near highways and industry can draw fewer retail buyers. We buy them at a fair price without asking you to fix anything first.

Questions from Elmwood Park sellers
No. Elmwood Park was East Paterson until 1973, and title companies handle the name change routinely. We take care of the title work.
Yes. We buy houses with flood history or unfinished repairs as-is, and you don't need to fix anything before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
