Fairfield, Essex County
Fairfield is a township of about 10 square miles in far northwestern Essex County, bordered by North Caldwell and West Caldwell in Essex, East Hanover, Lincoln Park, and Montville in Morris, and Little Falls and Wayne in Passaic. Interstate 80 and Route 46 split the township, and Route 159 also passes through. With about 7,900 residents, it had the lowest population density in Essex County in 2020. Fairfield is home to Essex County Airport and the marshland of Great Piece Meadows.
In December 2011, federal officials announced about $3.1 million to buy roughly 12 flood-prone Fairfield homes along the Passaic and Pompton river system, with the houses to be torn down and the land returned to open space. Homes still standing in low areas can face flood-insurance requirements that complicate a mortgage. We buy with cash, so no lender sets those terms.
Great Piece Meadows covers about 1,170 acres, mostly marshland, in the low ground near the Passaic. Houses near wetlands and floodplain can need elevation certificates, flood coverage, and extra review before any expansion. Retail buyers often walk away once those come up. We review the property ourselves and make a cash offer that already accounts for the location.
Fairfield was created as Caldwell Township in 1798, and Livingston, Caldwell, Verona, North Caldwell, Essex Fells, and West Caldwell were later carved from it. It took the Fairfield name in 1963. Older deeds and surveys on long-held properties can still refer to the former township name. Our title company handles that history as part of a normal closing.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
