Florham Park, Morris County
Florham Park is a borough of about 12,600 residents in eastern Morris County, bordered by Madison, Chatham Borough, Hanover, East Hanover, and Morris Township, with the Passaic River separating it from Livingston and Millburn in Essex County. Route 24 is its main highway, and rail riders use the Madison station on the Morristown Line. The 2020 census counted about 4,770 homes.
Florham Park was incorporated in 1899 from part of Chatham Township and takes its name from the Twombly estate, Florham, and the Ward estate, Brooklake Park. Earlier names for the area included Hoppingtown, Broomtown, Columbia, and Afton. Former estate land can mean long title histories. We handle the title review and buy for cash.
The New York Jets have been based at their Florham Park training center since 2008, BASF has its North American headquarters here, and parts of Fairleigh Dickinson and Saint Elizabeth University campuses lie in the borough. That keeps demand up for updated homes. If yours needs work, we buy it as it stands.
The Passaic River forms the borough's eastern edge. Houses on lower ground near the river may sit in or near mapped flood areas, which affects insurance costs and buyers' lenders. We buy Florham Park homes as-is and do not require flood repairs or elevation before closing.

We set the closing date around your timeline once title is clear, whether you need to move quickly or want more time.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
