Galloway, Atlantic County
Galloway Township is New Jersey's largest municipality by total area, about 114 square miles reaching from the Pinelands to the bays north of Absecon. It borders Absecon, Egg Harbor City, Port Republic, Mullica, and Hamilton townships, along with towns in Burlington and Ocean counties. The Garden State Parkway, U.S. Route 30, and Route 50 cross it. Its roughly 37,800 residents live in places like Smithville, Pomona, Oceanville, Cologne, Germania, Leeds Point, and Absecon Highlands, as well as Stockton University.
The Smithville Inn dates to 1787, but most of today's Smithville was built from the 1980s on. A 1991 recession stopped the original plan with about 1,600 units finished, and K. Hovnanian later built Four Seasons at Historic Smithville, a retirement community. Condo and age-restricted associations add approvals and fees. We buy these homes and handle the association paperwork.
Stockton University sits in the Pomona section of the township. If you own a house near campus that you've rented out, it may come with wear, lease turnover, and tenants still in place. We buy rental houses with tenants and their leases, in whatever condition the house is in.
The Edwin B. Forsythe National Wildlife Refuge has its headquarters in Galloway, and the township's eastern edge runs into marsh and bay around Oceanville and Leeds Point. Properties near the marsh may face flood-zone rules. We pay cash, so flood-insurance requirements don't hold up the sale.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
