Garwood, Union County
Garwood is a 0.65-square-mile borough between Cranford and Westfield, formed in 1903 from parts of both after residents sought control over their own roads, fire protection, policing, and schools. NJ Transit's Raritan Valley Line runs through the middle of town, with mostly numbered streets to the north and tree-named streets to the south. Route 28 is the main road. Garwood grew around the Jersey Central Railroad and factories such as Hall Signal, Hercules Tube Works, and the Aeolian Company.
The Aeolian Company, once called the world's largest musical-instrument maker, made instruments here, and its remaining castle-like building is being converted to apartments. Much of Garwood grew up in the decades when the railroad and those factories drove growth. Older houses can need new wiring, heat, or roofs. We buy Garwood homes in their current condition for cash.
Garwood station has no platforms and isn't ADA compliant, but trains run to Newark Penn with connections to New York, and the 113 bus heads to the Port Authority. Living near a station appeals to commuters, yet many of them need financing that requires repairs first. We pay cash, so your house doesn't have to pass a lender's checklist.
Garwood broke away from Cranford in 1903 over Cranford's objections and still runs its own volunteer fire department, police, and Lincoln School. It has about 2,000 housing units on less than a square mile. Whether your house is north or south of the tracks, we make a straightforward cash offer and handle the closing work with the title company.

Questions from Garwood sellers
Yes. We buy homes anywhere in Garwood, including those along the rail line, and we pay cash so a buyer's lender doesn't have a say.
Yes. We buy as-is, so you don't need to update the kitchen, systems, or anything else before selling.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
