Haledon, Passaic County
Haledon is a borough of about 1.2 square miles that grew along the northern side of Paterson. It borders Paterson, Prospect Park, North Haledon, Totowa, and Wayne, and County Route 504 runs through it on Pompton Road and Haledon Avenue. About 9,000 people live in roughly 3,100 housing units. The flat lower part of town was laid out in 25-by-100-foot lots, while the hillsides were planned for larger Victorian estates, and Molly Ann Brook runs through the borough.
Haledon's flat lower section was laid out in 25-by-100-foot lots, so many houses sit close to their neighbors on small parcels. Tight lots leave little room for additions, driveways, or new equipment, and buyers tend to price in every needed update. We buy small-lot houses in their current condition and close for cash.
During the 1913 Paterson silk strike, Haledon's mayor let strikers meet in the borough while such meetings were banned in Paterson. The hillside Botto House, where crowds gathered, is now a National Historic Landmark and the American Labor Museum. Houses from Haledon's early decades can carry original wiring and plumbing. We buy them without asking you to update anything.
Molly Ann Brook, which feeds the Passaic River, runs through Haledon. A house near a brook may have a record of wet basements or drainage trouble that a buyer's inspector will write up. We look at the property, account for its water history in our offer, and buy it without repair requests.

Questions from Haledon sellers
Yes. Lot size does not stop us. We buy houses on small Haledon lots as-is, for cash.
Yes. We factor the water issue into a cash offer and do not ask you to fix it before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
