Hampton, Sussex County
Hampton Township sits in the Kittatinny Valley of Sussex County, bordering Newton, Frankford, Fredon, Lafayette, and Stillwater. U.S. Route 206, much of it shared with Route 94, is the main road, along with County Routes 519 and 521, and the township uses Newton's 07860 ZIP code. Lake neighborhoods include part of Crandon Lakes, plus Lake Kemah, Mecca Lake, and Paulins Kill Lake, alongside villages such as Balesville and Washingtonville.
Crandon Lakes is split between Hampton and Stillwater, and Hampton also includes the Lake Kemah, Mecca Lake, Little Swartswood Lake, and Spring Lake areas. Lake properties can involve shared access, small lots, and older construction that lenders review closely. We buy Hampton lake homes for cash, as they are.
In May 2021 Hampton adopted an ordinance barring rentals of less than 150 consecutive days, which rules out Airbnb-style short-term rentals. Owners who bought a lake house for vacation rental income may find that plan no longer works. We buy those properties outright, so you can exit without lining up a long-term tenant.
Hampton was created in 1864 when Newton Township was dissolved, and it gave up land to form Fredon in 1904. It is named for Jonathan Hampton, who donated land to Christ Episcopal Church in Newton in 1769. Because addresses here read Newton, we confirm the municipality from the deed and tax records before we make an offer.

Questions from Hampton sellers
Under Hampton's 2021 ordinance, a dwelling can't be rented for less than 150 consecutive days. If that changes your plans, we can buy the house for cash as-is.
Yes. We buy on both the Hampton and Stillwater sides of Crandon Lakes, in current condition.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
