Hawthorne, Passaic County
Hawthorne is a borough of about 3.4 square miles in eastern Passaic County. It borders Paterson, Prospect Park, and North Haledon in Passaic County and Fair Lawn, Glen Rock, Ridgewood, and Wyckoff in Bergen County. Route 208 is its main state highway, County Route 504 also crosses town, and NJ Transit's Hawthorne station is on the Main Line to Hoboken. About 19,600 people live in roughly 7,900 housing units, in areas that include Goffle, North Hawthorne, and Van Winkle.
Goffle Brook Park follows the brook for about a mile and a half through Hawthorne. The 103-acre county park was designed by Olmsted Associates, built from 1930 to 1932, and is on the National Register of Historic Places. Homes on the streets near the brook can draw drainage questions from buyers and inspectors. We buy as-is and weigh that ourselves.
Hawthorne was formed in 1898 from part of the former Manchester Township and named for the novelist Nathaniel Hawthorne. Homes that have stayed in one family for generations often come with dated systems and a full house of belongings. We buy inherited Hawthorne homes with the contents in place and can work around the probate calendar.
Two large chemical companies once operated in Hawthorne, and the borough's own history connects their departure to environmental concerns. A house near former industrial land can prompt extra questions from a buyer's lender or environmental inspector. We do our own review and buy without financing contingencies, so those questions do not hold up your closing.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
