Hoboken, Hudson County
Hoboken is a square-mile city on the west bank of the Hudson River, across from Manhattan, bordered by Jersey City to the south and west and by Weehawken and Union City to the north. It was originally an island, with tidal land at the foot of the Palisades on its west side. About 60,000 people live here, many in turn-of-the-century masonry row houses, brownstones, and older apartment buildings converted to condos, plus newer buildings in the northwest.
Hurricane Sandy flooded about 1,700 homes in Hoboken in 2012, and seawater covered about half the city. The state's Rebuild by Design project is adding more than 9,000 feet of flood walls and 26 floodgates. Ground-floor and basement units can still face flood-insurance and inspection questions. We buy Hoboken homes with flood history as-is.
Much of Hoboken's housing is three-to-five-story masonry row houses from around 1900, and many older apartment houses were converted to condos in the 1980s. These buildings can have old plumbing, uneven floors, and shared systems. We buy brownstones, row houses, and condo units in their current condition.
Hoboken has local rent control, and courts and city officials have ruled that some buildings are covered after tenant challenges. If you own a rented unit or small building, rent limits and current leases affect what a buyer will pay. We buy Hoboken rentals with tenants in place and take over the leases.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
