Keansburg, Monmouth County
Keansburg is a Raritan Bay borough of about 9,800 people, bordered on land by Hazlet and Middletown, with Union Beach, Keyport, and Aberdeen across the water. It was formed in 1917 from parts of Middletown and Raritan Township, now Hazlet. The borough is only about one square mile of land, packed with homes near the bay and the Keansburg Amusement Park. A 13-acre piece of Middletown sits entirely inside Keansburg's borders.
Hurricane Donna wiped out much of Keansburg's waterfront in 1960, and the 1969 Bayshore Hurricane Protection Plan widened the beaches. Sandy in 2012 still washed three feet of sand into the amusement park. Homes near the bay can face flood-insurance and elevation questions. We buy them as-is for cash.
Keansburg had about 4,360 housing units in 2020, with a rental vacancy rate near 10 percent. Landlords selling a house with tenants, or one between tenants that needs work, often find retail buyers won't take it. We buy rentals with tenants in place or vacant, in whatever condition they're in.
A 13-acre piece of Middletown is completely surrounded by Keansburg, so a property near that line may be taxed and recorded in Middletown rather than the borough. Getting the municipality right matters at closing. We work with our title company to confirm the records and handle the paperwork for you.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
