Lawrence, Cumberland County
Lawrence Township lies in southern Cumberland County between Fairfield Township, Downe Township, and Millville, with the Delaware Bay to the southeast. It was split off from Fairfield in 1885 and named for War of 1812 naval captain James Lawrence. Its main villages are Cedarville and Centre Grove, with smaller places such as Lummistown and Sayres Neck. County Route 553 is the main road. Housing is mostly single-family homes on village streets and rural lots, plus farmhouses.
Cedarville and Centre Grove are the township's two census-designated villages, with about 700 and 1,300 residents in 2020. Many homes there are older single-family houses along County Route 553 and side roads. Older homes often need roof, heating, or plumbing work. We buy them as-is.
State records show 15 Lawrence farms preserved through the farmland program, covering about 1,700 acres. Rural homes here commonly use private wells and septic systems. Testing and repairs required by a buyer's lender can delay a financed sale by weeks. We buy without those conditions.
The township's southeast side reaches the Delaware Bay, the same shoreline where neighboring bay communities lost homes in Sandy. Homes on low ground can raise flood-insurance questions that slow buyers relying on a mortgage. A cash sale is not held up by them.

Yes. Take what you want and leave the rest; we handle the clean-out after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
