Liberty, Warren County
Liberty Township covers about 12 square miles of central Warren County, bordered by Hope, Independence, Mansfield, and White townships. U.S. 46 is its only major road, running about three miles through the southeast, and the nearest Interstate 80 access is in Hope. About 2,700 people lived there in 2020. The township's best-known feature is Mountain Lake, Warren County's largest natural glacial lake, and its localities include Danville, Great Meadows, and Townsbury. High Rock, south of Mountain Lake, is a hiking area with views toward the Delaware Water Gap.
Mountain Lake covers 122 acres and is Warren County's largest natural glacial lake; the Mountain Lake Community Association oversees its watershed and habitat. The Mountain Lake census area had about 490 residents in 2020. Lake homes can come with association requirements and shoreline questions that slow a retail sale. We buy Mountain Lake homes for cash and handle association paperwork at closing.
Liberty was carved out of Hope Township in 1926, making it one of the county's newer municipalities. Its housing count grew from about 1,090 units in 2000 to 1,150 in 2010, while the population fell about 9 percent between 2010 and 2020. In a shrinking market, a dated house can be slow to sell retail; we buy it as-is.
U.S. 46 runs about three miles through Liberty's southeast corner and is the township's only major road. Homes directly on a busy highway often draw fewer retail buyers and can appraise lower. Our offer reflects the house and lot as they are, and we do not need a buyer's appraisal or lender approval to close.

Questions from Liberty sellers
Yes. We buy houses with the contents inside and arrange the clean-out after closing, so the family only takes what it wants.
Listing may bring a higher price if you can fund repairs and wait. Selling to us means no repairs, no showings, and a cash closing on your schedule; we are glad to give you a number to compare.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
