Loch Arbour, Monmouth County
Loch Arbour is a village of roughly 0.14 square miles on the Atlantic between Allenhurst and Asbury Park, with Interlaken to the west and Deal Lake at its southern edge. It is one of the smallest municipalities in New Jersey by area, with about 224 residents at the 2020 census and fewer than 200 homes. Nearly every house sits within a few blocks of the ocean, the lake, or both, and the village runs its own government under the Walsh Act commission form.
Loch Arbour is one of seven towns on Deal Lake, a 158-acre former ocean estuary managed by the Deal Lake Commission since 1974. Nearly the whole lakeshore is built up, and many homes around it sit in the 100-year flood plain. That can mean flood-insurance requirements and elevation questions for a buyer's lender. We buy lakeside houses as they are.
The village split from Ocean Township in 1957 and, after years of debate over school costs and merger votes, left the Ocean Township school district in 2017. Students now attend West Long Branch and Shore Regional on a tuition basis. Sellers often field questions about taxes and schools from out-of-town buyers; a cash sale skips that back-and-forth.
The village beachfront was only about 325 feet until a 2013 land donation along Ocean Place added roughly 162 feet, partly to help shield infrastructure after Sandy. Homes this close to the ocean face storm wear on roofs, siding, and foundations. We buy houses with that wear and handle the repairs ourselves after closing.

Questions from Loch Arbour sellers
Deal Lake homes are often in the 100-year flood plain, which can mean required flood insurance for buyers using a mortgage. We pay cash, so a lender's flood requirements do not hold up our offer.
Yes. Loch Arbour has fewer than 200 homes, and we look at each one individually. We buy as-is, so you do not need to make repairs or clean out the house first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
