Maple Shade, Burlington County
Maple Shade Township is a compact, densely built town of about 20,000 people on under four square miles, bordered by Cherry Hill, Pennsauken, Moorestown, Mount Laurel, and Cinnaminson. It was known as Chester Township until a 1945 vote, after separating from Moorestown in 1922. A rail line arrived in 1867 and brought a station, commuters, and small industry. Routes 38, 41, and 73 cross the township, and the Turnpike and I-295 are just outside it. The housing mix includes single-family homes and a large number of apartments.
Maple Shade's housing jumped from about 5,200 units in 1970 to about 8,600 in 1980, driven largely by multifamily construction. By 2000 roughly half of its occupied homes were rentals. If you own a rented house or condo here, we can buy it with the tenant in place, without waiting for the lease to end.
A large share of Maple Shade's housing went up in the 1960s and 1970s. Homes from that era can come with original electrical panels, aging plumbing, and roofs nearing the end of their life, which buyers flag at inspection. We buy them as-is and make no repair requests.
Routes 38, 41, and 73 all pass through Maple Shade, and Route 73 leads to both the Turnpike and I-295 just outside town. Homes near busy commercial corridors can draw fewer retail buyers. We make a cash offer on the house wherever it sits in the township.

Yes. We buy condos and townhomes as-is, order the association resale documents, and settle any fees at closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
