Matawan, Monmouth County
Matawan is a borough of about 9,600 people on Matawan Creek in northern Monmouth County. It sits wedged into Aberdeen Township, which it splits into two pieces, and touches Marlboro's Morganville section and Old Bridge. Formed from Matawan Township, now Aberdeen, in 1895, it has a Main Street lined with buildings from the 18th to early 20th centuries, two dammed lakes, Lefferts and Matawan, and the Aberdeen-Matawan station, the busiest NJ Transit stop in the county. The borough had about 4,000 housing units in 2020.
Main Street and nearby blocks hold dozens of buildings from the 1700s to the early 1900s, including the 1723 Burrowes Mansion. Homes of that age often have old wiring, plaster walls, stone or brick foundations, and lead paint, all of which come up in a buyer's inspection. We buy older Matawan houses as-is and handle those issues after closing.
Aberdeen Road below Lake Lefferts floods at high tide, according to the borough's hazard plan, and both the Lake Lefferts and Lake Matawan dams are rated high-hazard. Homes near the creek and lakes can raise flood-zone and insurance questions for financed buyers. We pay cash, so those lender requirements do not slow our purchase.
Aberdeen-Matawan station, on the Aberdeen side of the line, averages about 2,500 boardings a day and is the busiest NJ Transit station in Monmouth County. If you are relocating and need a firm date, timing matters. We pay cash and let you choose the closing day, so you are not waiting on a buyer's mortgage approval.

Questions from Matawan sellers
Some homes near Matawan Creek and the lakes fall in flood hazard areas, which can trigger insurance requirements for mortgage buyers. We buy for cash, so we can close without a lender's flood review.
Yes. We buy Matawan's older homes in any condition and price the repairs into our offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
