Merchantville, Camden County
Merchantville is a borough of about six-tenths of a square mile surrounded by Pennsauken and Cherry Hill, a few blocks east of U.S. Route 130, with County Route 537 as its main road. It was incorporated in 1874 from parts of Delaware Township and Stockton Township and is named, by one account, for Philadelphia merchants who developed it. Its streets include two National Register historic districts: the Victorian-era Cattell Tract and the early-1900s Oaks district. The 2020 census counted about 1,700 homes.
The Cattell Tract Historic District holds about 174 buildings, mostly Victorian, with the first house built in 1869 and the area largely developed by 1910. Houses that old often come with original plaster, knob-and-tube wiring, slate or aging roofs, and porches that need work. We buy Victorian homes in as-is condition, so you do not need to restore anything before selling.
The Oaks, listed on the National Register in 1997, is a planned neighborhood of early-1900s revival-style houses along Browning Road, Maple Avenue, Volan Street, and Oak Terrace. Buyers of historic houses often budget for specialized repairs, and some walk away after the inspection. A cash sale to us avoids the inspection back-and-forth.
With no state highway through town and two historic districts within it, Merchantville's housing is largely older single-family homes. When one of these houses passes through an estate, it may come with full basements and attics to clear and several heirs to coordinate. We buy inherited houses with the contents inside and can work around the estate's timeline.

Questions from Merchantville sellers
Historic houses can need specialized repairs that some buyers and lenders shy away from. We buy historic homes in their current condition for cash, so those repair costs become our concern, not yours.
No. We buy houses with the contents still inside, and you can take only what you want to keep. We can also wait for the estate paperwork to be ready before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
