Millburn, Essex County
Millburn is a township of about 9.9 square miles in southwestern Essex County, bordered by Livingston, West Orange, Maplewood, Chatham Borough, Florham Park, Summit, Springfield, and Union. Most of its roughly 21,700 residents live in Short Hills, the larger of its two main sections. NJ Transit's Morristown Line stops at Millburn and Short Hills stations. The township also holds the Mall at Short Hills, the Paper Mill Playhouse on the Rahway River, and part of South Mountain Reservation.
Both branches of the Rahway River pass through Millburn's valley. Hurricane Ida in 2021 flooded downtown and affected more than 70 businesses, and one resident told a local paper her home had flooded three times. In 2023 the township finished a $700,000 drainage project in the South Mountain neighborhood. We buy homes with flood history as-is, without repairs first.
Short Hills began when Stewart Hartshorn bought 1,550 acres to build a planned community, and the Wyoming section grew from 100 acres developed by the Wyoming Land and Improvement Company. Many homes in both areas are large and decades old. If yours needs more updating than you want to take on, we buy it in its current condition.
Millburn has studied using the Orange Reservoir in West Orange as a storm-retention basin, and Orange approved that study in 2023, but the Army Corps of Engineers later withdrew its support. Until a fix is built, buyers near the river will keep asking about flood risk and insurance. Our cash offer does not wait on any of it.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
