Monmouth Beach, Monmouth County
Monmouth Beach is a borough of about 3,200 people on a narrow strip between the Atlantic and the Shrewsbury River, with Sea Bright to the north, Long Branch to the south, and Rumson, Oceanport, and Little Silver across the water. Formed from Ocean Township in 1906, it grew as a summer colony after the railroad arrived, and its early large homes were built as summer cottages. Today single-family homes dominate, from Victorians to new construction, along with three high-rise buildings. The Sea Bright–Monmouth Beach Seawall runs along the ocean side.
About 83 percent of the borough's buildings sit in a flood hazard area, according to the state's post-Sandy planning report. Sandy pushed storm surge roughly nine feet above high tide, and 42 percent of households in the borough's census tract had severe or major damage. Flood insurance and elevation rules shape nearly every sale here. We buy as-is for cash.
The borough adopted FEMA's advisory flood elevations in 2013 and requires new construction to sit three feet above them. Some older homes, especially bi-levels, were torn down rather than lifted because elevating them did not pay. If your house was never raised, we can buy it and take on the elevate-or-rebuild decision ourselves.
Low-lying blocks near both the ocean and the Shrewsbury River were the most vulnerable in 2012, and the borough noted drainage problems on Johnson, Anderson, and Valentine streets and Drew Court. Repeated water exposure leaves mold, rot, and damaged mechanicals. We buy homes with water damage without asking you to remediate first.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
