Montville, Morris County
Montville Township covers about 19 square miles along the Essex County line, bordered by Boonton, Boonton Township, Kinnelon, Lincoln Park, Parsippany-Troy Hills, East Hanover, and Fairfield in Essex County. Interstate 287 and Route 202 cross the north end, and Interstate 80 and Route 46 cross the south. The township has three main sections, Montville, Pine Brook, and Towaco, with about 22,000 residents and roughly 7,800 homes.
The township split from Pequannock in 1867 and grew around three sections, plus places like Lake Valhalla, Taylortown, and Lower Montville. Towaco has the township's NJ Transit station on the Montclair-Boonton Line. Each area has its own mix of house ages and lot sizes. We buy houses in any of them, in whatever condition they are in.
The Passaic River runs along the Pine Brook section. In May 2019 it rose past flood stage there, and Horseneck Road was expected to close as it crested. Homes near the river can raise flood-insurance and inspection questions that slow a financed sale. We buy for cash without a lender involved.
According to the Highlands Council, about 3,400 of Montville's roughly 12,200 acres are in the Highlands Preservation Area, where state rules on development are stricter. The rest is in the Planning Area. Buyers who plan to expand or rebuild may need to check those rules first. We buy the house and lot as they are.

Questions from Montville sellers
Yes. We buy houses near the river as-is for cash, and you don't need to arrange flood repairs or elevation work first.
Not to us. We buy in Montville, Pine Brook, Towaco, and the township's other neighborhoods.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
