Mount Arlington, Morris County
Mount Arlington is a borough on the southeast shore of Lake Hopatcong, New Jersey's largest lake, bordered by Roxbury, Jefferson Township, and Hopatcong in Sussex County. Interstate 80 runs through it, with Exit 30 inside the borough, and NJ Transit's Mount Arlington station has trains toward Hoboken and New York. About a quarter of the borough's area is water. It has about 5,900 residents and roughly 2,900 homes.
The Morris Canal Company raised Lake Hopatcong about 12 feet in 1831 to feed the canal. The state may lower the lake up to five feet every five years after Labor Day so owners can repair docks and shoreline structures. Lakefront houses often carry dock, bulkhead, or seawall work. We buy them as-is.
Mount Arlington began as a summer resort for New York and Newark visitors, who arrived by train and took water taxis to big hotels like the 250-room Breslin. Bertrand Island amusement park operated until 1983. Older lake homes here may need updates before a lender will finance them. We pay cash instead.
The borough grew 17 percent between 2010 and 2020. The Highlands Council puts about 130 acres in the Preservation Area and about 1,660 in the Planning Area. Buyers planning to add on near the lake may need to check the rules first. We buy the house and lot as they are today.

Questions from Mount Arlington sellers
Yes. We buy lakefront and lake-area homes as-is, including docks or shoreline structures that need work.
It doesn't affect our offer. We buy on our own schedule, whether or not the lake is lowered that year.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
