Mountain Lakes, Morris County
Mountain Lakes is a borough of about 4,500 people in northern Morris County, bordered by Parsippany-Troy Hills, Boonton, Boonton Township, and Denville. Route 46 is its main road, and NJ Transit's Montclair-Boonton Line stops in the borough. Developer Herbert Hapgood started Mountain Lakes in 1910 as a planned lake community, and the borough was formed in 1924. Most of the town lies within the Mountain Lakes Historic District, which covers about 1,400 acres.
Hapgood built large stucco homes influenced by the Arts and Crafts movement, about 600 of them by 1923, and roughly 450 of the original 500 Hapgoods still stand. A century-old house often has old wiring, plumbing, or stucco repairs that inspectors flag. We buy Hapgoods and other older homes as-is.
The Mountain Lakes Historic District was added to the National Register in 2005 and covers about 1,397 acres, including the train station. Buyers of older homes here often want to know what has been changed over the years. We buy without asking you to document every past renovation.
The borough's lakes include Mountain, Birchwood, Crystal, Shadow, Sunset, and Wildwood, with resident-only beach badges. In 2018 the average property tax bill was about $20,500, the highest in Morris County. For heirs holding a vacant house, those costs add up. A quick cash sale stops them.

Questions from Mountain Lakes sellers
Yes. We buy Mountain Lakes homes, including Hapgoods, in their current condition and pay cash.
We can usually move as quickly as the estate paperwork allows, which helps cut down how long you carry taxes on an empty house.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Morris County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
