Oaklyn, Camden County
Oaklyn is a borough of about 0.7 square miles on the White Horse Pike, bordered by Collingswood, Haddon Township, Audubon, Audubon Park, and Camden. Quakers led by William Bates settled along Newton Creek here in 1682, in what is now The Manor section, and the area was later marketed as "Oakland the Beautiful" before taking the Oaklyn name in 1894. It became a borough in 1905, formed from Haddon Township. Newton Lake Park runs along its edge, and the 2020 census counted about 1,850 homes.
Newton Lake Park, a Camden County park of about 103 acres, runs through Oaklyn, Collingswood, and Haddon Township with bike paths and fishing piers. Houses near the lake and Newton Creek can draw questions about drainage, wet basements, and flood insurance. We buy homes near the water as-is and do not need a lender's flood determination to close.
The Manor, where the 1682 Newton Colony was founded, is one of Oaklyn's oldest areas, and the borough itself was incorporated in 1905. Older houses here may need electrical, plumbing, or roof updates that a buyer's inspector will flag. We buy without repair requests, so you can sell without taking on a renovation.
The White Horse Pike is Oaklyn's main road, with Route 168 and Interstate 76 passing nearby. Houses on or just off the Pike sell differently than those on quieter side streets, and a property with a business space can be harder to finance. If you own one, we make cash offers on homes and mixed-use buildings along the Pike.

Questions from Oaklyn sellers
No. Flood insurance requirements come from mortgage lenders, and we pay cash. We buy homes near Newton Lake and Newton Creek in their current condition.
Yes, we look at mixed-use and multi-unit properties as well as single-family homes. Commercial space can make bank financing harder, which is not an issue in a cash purchase.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
