Ocean Township, Monmouth County
Ocean Township is a suburb of about 27,700 people covering roughly 11 square miles just inland from the shore, between Eatontown and West Long Branch to the north and Neptune and Asbury Park to the south. It has no single downtown. Instead it is a group of neighborhoods, including Oakhurst, Wanamassa, Wayside, West Deal, Colonial Terrace, and Oakhurst Manor, tied together by Route 35, Route 66, and the Route 18 freeway. Deal Lake forms part of its eastern edge.
The township's big building boom started in the 1940s, when returning veterans bought homes with G.I. mortgages, especially in Wanamassa, and spread west of Route 35 into Wayside in the 1950s. Many of those houses still have original layouts, older electrical panels, and aging plumbing. We buy postwar Ocean Township homes as they stand.
Parts of Oakhurst began as small lots given away by a Newark newspaper, where owners built summer shacks that many families made permanent during the Depression. Wanamassa grew from lots sold around 1907 near Deal Lake. Converted cottages can have small rooms, additions, and permit gaps. We buy them without requiring updates.
By 1970 the township had approved nearly 3,000 apartment units along Route 35, about 30 percent of its housing at the time. If you own a rental property or a unit with tenants, a retail sale means showings and lease complications. We buy tenant-occupied homes and take over existing leases.

Questions from Ocean Township sellers
Homes near Deal Lake can fall in the flood plain, which may mean insurance requirements for mortgage buyers. We pay cash, so a lender's flood review does not hold up our offer.
Yes. We buy homes with permit issues as-is and work through them after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Monmouth County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
