Oceanport, Monmouth County
Oceanport is a borough of about 6,200 people on a peninsula that juts into the Shrewsbury River, bordered by Little Silver, Shrewsbury, Eatontown, West Long Branch, and Long Branch, with Rumson and Monmouth Beach across the water. It is home to Monmouth Park racetrack and part of the former Fort Monmouth Army post, along with neighborhoods such as Gooseneck Point, Port-au-Peck, Sands Point, and Elkwood Park. The North Jersey Coast Line runs through town, and the borough had about 2,500 housing units in 2020.
Fort Monmouth closed in 2011, and its land in Oceanport, Eatontown, and Tinton Falls is being redeveloped under the Fort Monmouth Economic Revitalization Authority, including a planned Netflix studio campus. Ongoing construction and changing plans nearby can make some buyers cautious. We buy Oceanport homes now, at a fixed cash price, whatever the timeline of the redevelopment.
Sandy flooded Oceanport's 1965 borough hall badly enough in 2012 that the building was later torn down and offices moved to the former fort. Homes on the low streets along the Shrewsbury River can carry flood-insurance costs and storm-repair history. We buy flood-affected Oceanport homes as-is, with no lender or appraisal hurdles.
Monmouth Park has run thoroughbred racing since 1946, hosts the Haskell Invitational, and in 2018 became the first place in New Jersey to take sports bets. NJ Transit runs a seasonal stop there from May through October. Whether your home is near the track or out on Gooseneck Point, we make an offer based on the house itself.

Questions from Oceanport sellers
We base our offer on your home's condition and the local market today. We pay cash and do not need you to wait for redevelopment plans to settle.
Yes. We buy homes with flood history and storm damage as-is, without requiring repairs first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Monmouth County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
