Oxford, Warren County
Oxford Township is a compact township of about six square miles in central Warren County, bordered by Mansfield, Washington Township, and White Township. Route 31 is its main road, and Interstates 78 and 80 are both at least 20 minutes away. About 2,400 people lived there in 2020, roughly 1,000 of them in the Oxford village census area and the rest in surrounding areas, including Pequest. The township grew around Oxford Furnace, which in 1741 became one of colonial New Jersey's first iron furnaces and the first built where iron ore was mined.
Oxford Furnace, built in 1741, was the third iron furnace in colonial New Jersey and ran until 1884; in 1835 it was the site of the first successful American use of the hot blast. Much of the site still stands and is on the state and national historic registers. Older homes near the village center can need extensive work, and we buy them as-is.
The Oxford census area covers only about 12 percent of the township but holds around 1,000 residents, so village houses sit close together. The whole township had about 1,000 housing units in 2010. In a market this small, a house that needs work can sit unsold for months. We offer cash and close without showings or repair negotiations.
Oxford Township was formed in 1754, when the area was still part of Sussex County, and later gave up land to create Belvidere, White, Knowlton, Hope, and other neighboring towns. When a long-held Oxford house passes to the next generation, we can buy it with furniture and belongings inside and handle the clean-out ourselves.

Questions from Oxford sellers
The furnace itself is on the state and national historic registers; whether any rules reach a nearby private house depends on the property. Either way, we buy as-is and sort that out during closing.
Yes. We buy homes on Route 31 and on village side streets for cash, in whatever condition they are in.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
