Park Ridge, Bergen County
Park Ridge is a Pascack Valley borough of about 8,900 people, bordered by Hillsdale, Montvale, River Vale, and Woodcliff Lake. Pascack Brook runs through town and is dammed to form Mill Pond, also called Silver Lake. The Garden State Parkway is reached at exit 172, and Park Ridge station on the Pascack Valley Line is listed on the National Register. Formed from Washington Township in 1894, the borough has about 3,400 homes and its own electric utility.
Park Ridge runs its own municipal electric utility under the Board of Public Works, with service billed through the borough's Electric Department on Park Avenue. Owners of record are exempt from residential deposits, while other customers pay one. Final readings and account changes go through the borough. We coordinate that at closing.
Ida brought significant flooding to Park Ridge in 2021, damaging the town's fields and flooding the DPW and utility garages. Homes near Pascack Brook and Mill Pond may face flood-zone questions from buyers and lenders. We buy for cash, so flood insurance requirements and lender conditions don't stand in the way.
The John G. Ackerson House, the Wortendyke Barn, and the Frederick Wortendyke House on Pascack Road are all on the National Register, and the Pascack Historical Society keeps a wampum-drilling machine from the borough's mill days. Older homes here can need systems and structural work. We buy them as-is.

Questions from Park Ridge sellers
Electric service is billed by the borough, not a private utility, so the final reading and account transfer run through the borough's Electric Department. We handle that coordination as part of closing.
Yes. We factor flood-zone status into our offer and buy the house as-is, with no lender flood requirements to meet.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
