Penns Grove, Salem County
Penns Grove is a borough of under one square mile on the Delaware River, bordered on its land side by Carneys Point Township, from which it was separated in 1894. U.S. Route 130 runs through town as Virginia Avenue, Route 48 begins here as Main Street, and NJ Transit's 402 bus runs to Philadelphia. The 2020 census counted about 4,800 residents and 2,010 housing units. Industry arrived around the time the borough formed, and many early 1900s newcomers worked at the DuPont plant in Carneys Point.
Penns Grove grew in the early 20th century as workers at the nearby DuPont plant settled on streets such as Pitman Street. A house that has stayed in one family for generations often needs updating and a full clean-out before it can be listed. We buy houses as-is, contents included, so heirs do not have to empty and repair them first.
In 2020 Penns Grove had the fourth-highest property tax rate in New Jersey, an equalized rate of about 5.6 percent, against a Salem County average near 3.5 percent. That makes it costly to hold a vacant or inherited house through months of repairs and a listing. A quick cash sale ends those tax payments sooner.
The 2020 census found about 16 percent of the borough's housing units vacant, with a rental vacancy rate near 10 percent. If you own a rental that is empty, needs work, or has a tenant in place, we can buy it in that condition. We handle the occupancy after closing, so you do not have to.

Questions from Penns Grove sellers
We base our offer on the house, its condition, and local sales. Property taxes are prorated at closing as in any New Jersey sale, and we explain the numbers before you sign.
Yes. We buy rentals with tenants in place, and the lease and occupancy become our responsibility after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Salem County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
