Phillipsburg, Warren County
Phillipsburg is Warren County's most populous municipality, a town of about 15,200 residents (2020) on the Delaware River where the Lehigh River joins it, across from Easton, Pennsylvania. It borders Lopatcong and Pohatcong townships in New Jersey and Easton and Williams Township in Pennsylvania. U.S. 22 and Route 122 run through town, and three Delaware River bridges, including the Northampton Street "Free Bridge," connect it to Pennsylvania. The town has about 6,700 housing units in just over three square miles, and its localities include Lopatcong Heights and Warren Heights.
Phillipsburg grew as the Delaware River end of the Morris Canal, which opened in 1831, and as a hub where five railroads once converged; Ingersoll Rand's plant employed up to about 5,000 people before closing in 2000. A town built in that era has plenty of older housing, and older homes often need major work. We buy them as-is.
Phillipsburg had about 6,660 housing units at the 2020 census, with roughly 9.5 percent vacant. Vacant houses can pick up code issues, break-ins, and insurance problems the longer they sit. We buy vacant and tenant-occupied Phillipsburg properties for cash, so owners can stop carrying a house they no longer use or want to manage.
Phillipsburg sits at the confluence of the Delaware and Lehigh rivers, with Pohatcong Mountain extending northeast from town. Homes on low ground near the river can raise flood-zone and insurance questions for buyers who need a mortgage. Because we pay cash, a lender's flood requirements do not stand in the way of our purchase.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
