Ridgewood, Bergen County
Ridgewood is a village of about 26,000 people in northwest Bergen County, about 20 miles from Midtown Manhattan. It borders Fair Lawn, Glen Rock, Ho-Ho-Kus, Midland Park, Wyckoff, Paramus, Waldwick, Washington Township, and Hawthorne. Route 17 runs along its east side, and the Ridgewood train station serves NJ Transit's Main Line and Bergen County Line. Its neighborhoods include Upper Ridgewood, Brookside, The Heights, Floral Park, Salem Ridge, The Lawns, The View, Scrabbletown, and the downtown along East Ridgewood Avenue.
During Hurricane Irene, Ho-Ho-Kus Brook flooded Marshall Street, about 30 residents were evacuated, and basements took up to four feet of water. Residents near Burnside Place have described repeated basement flooding. A house with a flood history can be hard to sell to a buyer using a mortgage. We buy as-is for cash, including houses that have taken on water.
Ridgewood has several houses on the National Register, including the Westervelt-Cameron House on East Glen Avenue (around 1767) and the Ackerman-Van Emburgh House (around 1785), plus the Paramus Reformed Church Historic District. Very old houses often need structural or system work that buyers' inspectors flag. We buy them in their current condition.
Ridgewood station has three platforms and service to Hoboken with transfers at Secaucus Junction to Penn Station. Commuter demand doesn't help a house that needs a new roof or a clean-out before it can show well. We skip the listing, showings, and repairs, and pay cash for the house as it is.

Questions from Ridgewood sellers
It must be disclosed and often worries retail buyers and their inspectors. We buy houses with water problems as they are, so you don't need to fix the basement first.
Yes. We buy as-is, so outdated kitchens, old wiring, and deferred maintenance don't need to be addressed before we make a cash offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
