Riverside, Burlington County
Riverside Township is a compact town of about 1.6 square miles on the Delaware River, bordered by Delanco and Delran. It was incorporated in 1895 from part of Delran and was first called Progress before taking its present name for its river location. NJ Transit's River Line stops on Zurbrugg Way, with trains to Camden and Trenton, and the 419 bus runs to Camden and Burlington. About 8,000 people live here, at more than 5,000 per square mile.
The Philadelphia Watch Case Company building on Pavilion Avenue, finished in 1908 and listed on the National Register in 1978, stood largely empty after the company closed in the mid-1950s. The township approved converting it to housing in 2021. If you own an older Riverside house that needs work, we buy it as-is.
In 2010 Riverside had about 3,150 housing units on under 1.5 square miles of land. On blocks that tight, repairs, permits, and contractor access can be harder to arrange before a sale. We buy the house in its current state and take on whatever work comes after closing.
The Riverside station gives direct light-rail service south to Camden and the Walter Rand Transportation Center and north to Trenton. If your Riverside property is rented, you do not have to empty it before selling. We can buy it with the tenants in place.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
