Salem City, Salem County
Salem is the Salem County seat, a city of under three square miles on the Salem River, bordered by Elsinboro, Lower Alloways Creek, Mannington, Pennsville, and Quinton. John Fenwick laid out the town in 1675, and its 1735 courthouse is the oldest in New Jersey still in use. Route 45 ends here at Route 49, and NJ Transit's 401 bus runs to Philadelphia. The 2020 census counted about 5,300 residents and 2,470 housing units, with historic districts along Market Street and Broadway.
The Market Street Historic District, listed in 1975, runs from Broadway to Fenwick Creek and includes 44 contributing buildings in Georgian, Federal, and 19th-century revival styles. The Broadway and Hedge-Carpenter-Thompson districts were listed later. Houses this old often need roofs, masonry, and system work that buyers' inspectors flag. We buy them without repairs.
The Port of Salem was designated a port of entry in 1682, and about a sixth of the city's area is water along the Salem River and Fenwick Creek. Homes near the water can face flood-zone determinations and insurance costs that complicate a financed sale. A cash purchase from us does not need a lender's approval.
The 2020 census found about 15 percent of Salem's housing units vacant, with a homeowner vacancy rate of 7 percent and a rental vacancy rate near 9 percent. If you own an empty house, a rental with tenants, or a property that has sat unused for years, we can buy it in that condition and handle the rest after closing.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
