Seaside Park, Ocean County
Seaside Park is a borough on the Barnegat Peninsula between Barnegat Bay and the Atlantic, bordered by Seaside Heights and Berkeley Township. Route 35 is its main road, running south to Island Beach State Park and north to Route 37 and the mainland. The borough began as the Sea Side Park section of Berkeley Township, was incorporated in 1898, and roughly doubled in size when it annexed the Berkeley Tract around 1900. The 2010 census counted about 2,700 housing units but only 833 year-round households.
During Sandy, parts of Seaside Park were under about 4.4 feet of water, and the storm destroyed the boardwalk. Bayside and oceanside homes alike can carry elevation, repair-permit, and flood-insurance issues that worry buyers. We buy houses in Seaside Park in their current condition, whether or not they have been raised or fully repaired.
In September 2013 a ten-alarm fire started at Funtown Pier, which sits partly in Seaside Park, and spread north along the boardwalk rebuilt after Sandy. Jack & Bill's Bar and Kohr's were lost, as they had been in the 1955 fire. Properties near the boardwalk may carry fire or rebuilding history. We buy them as-is, for cash.
In March 2026 Seaside Park voted to annex South Seaside Park, a community of about 450 residents. Owners there may be sorting out which municipality handles their taxes, permits, and services during the transition. If that uncertainty makes selling harder, we buy homes as-is and coordinate the details with the title company.

Yes. Most of the process can be done by phone and email, and closing can be arranged so you don't need to make repeated trips.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
