Shiloh, Cumberland County
Shiloh is a small borough of about 440 residents covering 1.2 square miles in western Cumberland County, surrounded by Hopewell and Stow Creek townships. Route 49, known locally as Shiloh Pike, runs through its center. The settlement dates to the early 1700s and was called Cohansey Crossing before taking the name Shiloh in 1771. It became a separate borough in 1929. Housing is mostly older single-family homes along Route 49 and a few side streets, with farmland at the edges.
Shiloh was incorporated in 1929 from parts of Hopewell and Stow Creek townships, so it has its own borough government and tax office even though it is surrounded by them. Sellers sometimes need to confirm which town their lot is in. We check that during our review.
The borough counted only about 214 housing units in 2010, most along Route 49 and its side streets, so few homes come up for sale and comparable sales are thin. That can make pricing and appraisals harder for financed buyers. We make a cash offer without an appraisal.
State records show five Shiloh farms preserved through the farmland program, covering about 250 acres. Homes on rural lots around the borough commonly rely on private wells and septic systems. We do not make our offer depend on testing them, so you avoid scheduling inspections.

Questions from Shiloh sellers
Yes. We buy homes in Shiloh as-is, without requiring repairs or updates.
Yes. Shiloh is its own borough, created in 1929 from parts of Hopewell and Stow Creek, and we handle the paperwork for whichever town your property is in.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
