Shrewsbury Township, Monmouth County
Shrewsbury Township is the smallest municipality in New Jersey by area, about one-tenth of a square mile, bordered only by Shrewsbury Borough and Tinton Falls. About 1,100 people live there. The original township, formed in 1693, once covered nearly 1,000 square miles, and 74 municipalities were eventually created from its territory. What remains is essentially one neighborhood: the Alfred Vail Homes, built during World War II for families of Fort Monmouth workers, with about 650 housing units at the 2010 census.
The Army and the Federal Public Housing Authority built 265 homes here during World War II for the families of Fort Monmouth employees. Houses from the 1940s commonly need updated electrical service, plumbing, insulation, and windows by the time they sell. We buy these homes in their current condition and take on the updates ourselves.
After the war, residents bought the land from the Army and formed the Alfred Vail Mutual Association, one of New Jersey's first cooperative housing entities. Sales in a cooperative go through the association, which adds approvals and paperwork that many buyers and lenders are not used to. We work through the association's process with you.
The community was built for families tied to Fort Monmouth, which closed in 2011 and is being redeveloped next door in Tinton Falls, Eatontown, and Oceanport. If you inherited a home here, or are moving after decades in place, we can buy it with the contents still inside.

Questions from Shrewsbury Township sellers
We review cooperative properties individually, including the association's rules for transfers. Where a cash purchase fits those rules, we can make an offer and handle the association steps with you.
No. We buy as-is, including homes with original systems and full contents, and close on your timeline.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
