South River, Middlesex County
South River is a borough of about 16,000 people on the west bank of the river that gives it its name, a tidal tributary of the Raritan that forms its eastern and northeastern boundary. It borders East Brunswick and Sayreville. Known as South River Landing as early as 1683, it was later called Willettstown and then Washington before becoming South River in 1870 and a borough in 1898. County Routes 527 and 535 run through town, and Route 18 passes just to the west.
Below the Duhernal Lake dam the South River is tidal, and it runs along the borough's eastern side on its way to the Raritan. Houses near tidal water can draw flood-zone and insurance questions from a buyer's lender. Our cash offers do not depend on a lender's flood determination or a buyer's insurance quote.
South River has about 6,000 homes in under three square miles, more than 2,100 housing units per square mile, and its history as a river landing goes back to the 1600s. Older houses here often need updated systems before they will pass a financed buyer's inspection. We buy them as-is.
Newton Heights, an unincorporated area, sits along the line between South River and East Brunswick, and addresses near the border can be confusing in listings and records. We verify which municipality your house is in from the deed and tax records before we make our offer.

Questions from South River sellers
It can for financed buyers. We pay cash, so flood-zone status does not hold up our purchase.
We set the closing date around your needs and the title work, without waiting on a lender.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
